Spedimex Joins The Tenants of Panattoni Europe
Panattoni Europe enforce its presence in Central Poland
Panattoni Europe, one of the biggest developers of industrial space in Europe, has rented out the next space at Panattoni Park Stryków. The new tenant is Spedimex, which occupied 17,000 sqm of warehouse and office space.
Tenancy History
Panattoni Park Stryków, a modern distribution center, is made of three hall rooms of total area 100,000 sqm. The first tenant was a French retail chain Leroy Merlin, which rented out 56,000 sqm in Hall C. The transaction volume went down in Polish history as - up till now - the biggest warehouse lease contract ever. The next tenants were Abra, with its 3,200 sqm, Raben Polska, which has leased 11,000 sqm in January and IC Companys, which is going to moved to the hall C in April, occupying 10 800 sqm. The newest tenant, Spedimex, is a leading logistics operator on the Polish market, specialized in services for non-food sector. The company provides a wide spectrum of services for textile industry, e.g. in storage and distribution of hanging clothes. The tenant moved in Hall B in January 2009 and occupies 17,000 sqm.
Panattoni Park Stryków is a modern distribution park located 15 km north east of the center of Łódź, in Stryków. The investment lies near the cross-country routes nr 14 (Warszawa – Łódź) and 71 (Zgierz – Stryków), just by the planned crossing of highway A1 and A2, connecting the Eastern and Western Europe.
The Park was designed especially for the companies servicing the national Polish market and the European markets. Due to its central location, Łódź and neighboring Stryków are regarded among real estate experts as the most favorable location in all of Poland. Panattoni complex of Stryków consists a great starting point for logistics operators and retails companies, being also an alternative to the warehouse space offered by Panattoni in Łódź itself.
Anna Sasin, Sretary of the Municipal Council of Stryków, confirmed the advantages of the park's location: – The undeniable benefit of the park is its location in relation to A2 highway which makes the connection with the existing highway, Łódź and Zgierz smooth, avoiding kilometers-long traffic jams, so common in the north from the highway of Stryków.
Panattoni in Central Poland
Panattoni Park Stryków is the third investment of Panattoni in Central Poland, after Panattoni Park Łódź East and Panattoni Park Łódź South. In 2008 the Panattoni parks located in Central Poland were the most popular by tenants. During last year Panattoni has leased here more than 140,000 sqm, which – according to Wakefield & Cushman report – represents more than half of the demand observed in this area. The main generators of demand for modern warehouses in Central Poland are the companies from the logistics sector (39%) and the retail chains (34%). Panattoni is going to reinforce its presence in Central Poland, where it develops new investments, f. ex. the third phase of Panattoni Park Łódź East, located in the neighborhood of Dell factory. New type of projects offered by Panattoni is called „small business units”, fitted to the smaller tenants, with their module ranging from 700 sqm, characterized with merging “A” class warehouse space with representative office type. The first such object, Panattoni Park Business Center, scheduled for 1 Q 2009, will be constructed at the corner of Puszkina and Dostawcza streets in Łódź.
