New website t-rep.cz reveals real savings for tenants
As a reaction to the current situation on the office market, the international real estate consulting company Colliers International decided to launch a new website aimed at office space occupiers. The www.t-rep.cz website offers market news and analyses, case studies and hints how to negotiate with the landlord and save up to 20 % of rental costs.
On Monday, November 2, 2009 Colliers International launched a special website www.t-rep.cz dedicated to office space occupiers. The target of the website is to reveal the tenants real saving opportunities and to advise them on leasing process in order to negotiate the most favorable terms. In comparison to similar projects that came up recently, it is not a poor marketing trick how to find tenants for a concrete project of a concrete developer.
„Thanks to the fact that Colliers was never engaged in unspoken agreements with developers, we can now say whole truth about the office market, that is not in favor of developers,“ says Karel Stransky, Managing Partner of Colliers International Czech Republic. Stransky refers to the current significant supply outhang that makes developers lower rents in order to lease their premises and secure cash inflow to meet strict bank requirements for future development. According to Colliers, this outhang will prevail even in 2010.
There is a further downbeat for landlords expected, that tenants may take advantage of. „Tenants will not find advice such as to use energy-saving bulbs, to switch-off office appliances, to use recycled paper and to make staff use stairs instead of elevators. Performing all these activities, tenants save approx 0.5 EUR/sq m/month. Conversely, by tough negotiations and cogent arguments, they can save up to 5 EUR/sq m/month,“ says Filip Rerko, Tenant Representation Associate Director at Colliers International and the idea maker of the website. During his career, Rerko experienced lease terms negotiations for recognized clients such as Citigroup, Apple, AmRest, Autodesk and Deutsche Boerse.
The domain www.t-rep.cz has been chosen on purpose, as it accurately defines the website´s intent. In the real estate branch, it is a common used abbreviation of „tenant representation”.
