NAI apollo publishes market figures for the first half of 2009 for logistics real estate in the Rhine-Main area
Letting performance January until June 2009: approx. 137,700 sqm warehouse and logistics space
- Decrease of 25.5 per cent compared to the previous year complies with the level of 2007
- Forecast for 2009: 300,000 sqm total letting
- 75 per cent of the total space brokered is in the space segment smaller than 3,000 sqm
- Largest deal brokered by the market leader NAI apollo (automotive company in Dreieich)
In the first half of 2009 approx. 137,700 sqm warehouse space in the Rhine-Main area were mediated by all market participants. This is the conclusion of NAI apollo, market leader in letting industrial and logistics space in the Rhine-Main area.. The achieved result corresponds to a decrease of 25.5 per cent compared the previous year (1st half of 2008: 183,900 sqm). "The letting performance during the first six months complies the standard of the same period in 2007", says Michael Weyrauch, head of the industrial department and partner at NAI apollo. Weyrauch also says: "Undoubtably a very exiting second half-year is imminent, as very good and tangible beginnings for important and large deals are given. We estimate our annual forcast of 300,000 sqm as realistically achievable."
Area lettings of over 10,000 sqm contributed the biggest share of the total result with 33 per cent in spite of the economical downturn. For comparison: In the previous year 48 per cent of the spaces were bigger than 10,000 sqm, followed by spaces between 5,000 up to 10,000 sqm with 29 per cent (16 per cent in the year before). It is remarkable that 75 per cent of the lettings were made in a space segment smaller than 3,000 sqm, referring to the number of contract conclusions, whereas the turnover of space in this segment only accounts for 26 per cent of the total turnover. One of the largest deals is for example the lease contract in Dreieich with an automobile company for 12,300 sqm brokered by NAI apollo.
