Indicadores básicos del Mercado Residencial de Alquiler en Barcelona
Los precios de alquiler en la ciudad de Barcelona definitivamente se estabilizan. En el 3er trimestre del año, los alquileres han registrado una media de 12,47 euros/m², una cifra no muy distante de los 12,44 €/m² del trimestre anterior. Así pues, se corroboran los pronósticos publicados en la edición anterior de los Indicadores Básicos del Mercado deAlquiler en Barcelona, y todo apunta a que el año cerrará en torno a los 12,50 euros/m².
Pero no sólo los precios se normalizan. Hoy en día, quien busca una vivienda en alquiler dispone de una amplia oferta de inmuebles vacíos, a precios muy interesantes y con unas condiciones de garantías y avales muy flexibles. El futuro inquilino es conocedor de esta situación y sabe que está en disposición de negociar.
La gran mayoría de los propietarios ya se han adaptado a la realidad. Muchos de ellos han optado por rebajar sus pretensiones, tanto en precios como en garantías solicitadas, antes que tener la vivienda desocupada y sin rentabilizar.
Sin embargo, es importante remarcar que los periodos de comercialización siguen alargándose. El parque de viviendas respecto al año anterior puede haber llegado a triplicarse, dificultando su comercialización y alcanzando fácilmente plazos de hasta tres meses, o más.
