Bouwfonds European Residential Acquires Residential Property in Berlin
Bouwfonds Asset Management and Catella Germany acquired a high yielding residential property in an affluent area of Berlin for the account of the Bouwfonds European Residential fund.


The transaction price approximates EUR 13 million. Surrounded by greeneries, the asset encompasses 235 apartments. The property enjoys a quiet location in Berlin-Steglitz, one of Berlin’s most thought-after neighbourhoods, and is close to urban transport and social infrastructure. Bouwfonds Asset Management will engage in active property management; and modernisation plans include the renovation of the property’s façade and energy efficiency. Whereas the fund is in the process of acquiring residential assets in France, the Netherlands and Belgium, it remains highly interested in the German market, which offers many good investment opportunities in the sector.


Primarily targeted towards German institutional investors and high net worth individuals, Bouwfonds European Residential is an open-ended Publikumsfonds regulated under German investment law. The fund was launched under the responsibility of the German entity Catella Real Estate AG Kapitalanlagegesellschaft which primarily addresses capital raising and fund administration. Bouwfonds will be responsible for fund performance through its local offices and will manage the fund. The fund target Gross Asset Value (GAV) is EUR 1-1.5 billion in 3 years. Bouwfonds Asset Management has already successfully launched 12 residential investment funds in Europe and in the US, totalling a GAV of EUR 2 billion. Last year, Catella successfully launched its first open-ended Publikumsfonds “Focus Nordic Cities”; a venture which focuses on Scandinavia and the states around the Baltic Sea.

The portfolio focuses on core middle-class family apartments and houses in city centre locations, residential suburbs, and satellite cities of major agglomerations. It can also include other residential investment opportunities such as senior housing, student housing or serviced apartments. Acquisitions will consist of new developments, existing real estate, and redevelopment projects. With the introduction of the Bouwfonds European Residential Fund, Bouwfonds aims at further strengthening its position as an important and responsible player in local European residential markets.
